PROCEDURE: The farm will be offered in two tracts, of approximately 80.25 acres and 104.16 acres.<br>

DOWN PAYMENT: 10% down payment on the day of the auction. If the buyer defaults on the purchase, the down payment will not be refunded. THIS AUCTION IS NOT CONTINGENT UPON FINANCING.<br>
<br>
CLOSING: Closing will be in 30 days or less. Time is of the essence.<br>
<br>
LEASE: The lease is OPEN for the 2012 crop year. <br>
<br>
CROP EXPENSES: Buyer will reimburse Seller at closing for any 2012 tillage and/or fertilizer expenses for the tract(s) purchased.<br>
<br>
POSSESSION: Possession of the property will be given as of the date of closing.<br>
<br>
REAL ESTATE TAXES: Real estate taxes for 2011, payable in 2012, shall be the sellers’ expense. All subsequent real estate taxes will be the expense of the buyers.<br>
